Record the permission expiry date

The one-year extension of stay based on marriage has a fixed expiry date stamped in your passport, and everything else in your compliance calendar effectively works backward from it. Mark it somewhere you'll actually see well in advance — a phone calendar reminder set 60 and 30 days out is more reliable than trusting memory.

Renewal applications are typically filed within the final 30 days before expiry, but the financial evidence supporting that renewal (see the bank-seasoning section below) needs to be in place months earlier. Waiting until the deadline is close before starting preparation is one of the most common, and most avoidable, causes of a stressful or delayed renewal.

Track address and reporting duties

The 90-day address report (TM47) runs on its own separate cycle from your annual extension, and missing one carries a fine even if your underlying visa status is otherwise fine. Once you've made your first report in person, many immigration offices allow online or mail-in reporting for subsequent ones, which is worth setting up early to avoid repeat office visits.

If you move address at any point, you'll need to update your TM30 registration promptly, and this resets your 90-day reporting clock from the date of the new registration. Keep a simple record of your last report date and your next one due, separate from your annual extension date, since conflating the two is a common source of confusion.

Plan bank evidence

The financial requirement for the marriage visa — commonly a THB 400,000 deposit seasoned in a Thai bank account, or a monthly income route — has specific timing rules that catch people out. The deposit generally needs to have sat untouched for at least two months before a first application, and three months before each annual renewal. Moving funds out and back in resets that clock.

Mark your renewal date, then count back three months, and treat that as your real deadline for having the full balance seasoned and stable. Building in a buffer beyond the minimum — both in time and in the exact balance required — protects against exchange rate movements or an unexpected need to access the funds.

Review travel

Any trip outside Thailand while on a marriage-based extension of stay requires a re-entry permit obtained before departure, or the underlying permission is voided the moment you leave. A re-entry permit doesn't extend your visa — it simply preserves your existing permission until its current expiry date, so a return flight booked after your extension expires won't help even with a valid re-entry permit.

Before booking any international travel, check both that you have (or will obtain) the appropriate re-entry permit and that your return date comfortably precedes your extension's expiry, with margin for flight delays or changes.

Refresh relationship documents

Evidence that was current for your first application can look dated by the time of an annual renewal. Keep a running, lightly maintained file of recent photos together, updated utility bills or lease documents showing the shared address, and current copies of both spouses' identification, so you're not scrambling to assemble everything from scratch each year.

This is also a good moment, once a year, to make sure both partners' passports have enough validity and blank pages remaining for the coming year's travel and renewal needs.

Verify each year

Immigration requirements, accepted document formats, and even specific office procedures can change between one renewal and the next, sometimes with little public notice. Treat last year's checklist as a starting point, not a guarantee, and confirm current requirements with your immigration office shortly before each renewal rather than assuming continuity.
